Marketing Exposure

Placing a single family home on the Multiple Listing Service and putting a sign out front may be all it takes to get it sold. However, getting a multi-family investment property sold can be much more complicated. Doing so requires a greater level of skill, expertise, and resources. Along with the Northwest Multiple Listing Service, I also advertise my property listing with:

 As a member of the local Commercial Broker’s Association, I will list your property on the CBAEXCHANGE, a multiple listing service for commercial properties. This site is used by brokers who have clients specifically looking for investment properties.

 As a Windermere Real Estate Broker, I place my investment property listings on our advertising page in the Puget Sound Business Journal. This publication is read by the local business community, many of whom are investors, looking to purchase investment properties.

  I am a member of the Rental Housing Association of Puget Sound. This allows me access to fellow members, and to advertise in their monthly publications.

   I also have a large base of local investors, and investment property brokers that I regularly keep in touch with. This is probably my most valuable resource for getting investment properties sold.

 

COMMUNICATION

When a seller comes to me after working with another agent, their #1 complaint is the lack of communication they received from their previous listing agent.

 

When listing with me, you will receive a minimum of two updates per week. I will share with you any input I’ve received from other agents, any changes in the marketplace, and any properties that have sold or recently been listed in your area.

What is a Capitalization Rate? What’s a Gross Rent Multiplier?

 

I’m often surprised when I look at multi-family investment property listings. Quite often, key financial ratios are left out, or incorrectly calculated. A lot of Brokers and potential buyers search properties based on their financial ratios. If these are not properly input on a listing, this property will not even come up on a search.

Along with receiving a Bachelor of Science Degree in Finance, I have gone through extensive continuing education training in financial analysis and investment techniques. I am an Investment Property Specialist.
